Project Description:
Design of a 47-story condominium, for hotelier Andre Balazs, that is at once exuberant and contextual.
One block below Wall Street, in one of the city's most densely built areas, the site is surrounded by a conflicting mix of buildings that ranges from some of Manhattan's oldest and most delicately-scaled commercial edifices, to massive vault-like banks and characterless mid-century skyscrapers.
The base maintains the established street wall, recalling the scale and massing of treasured historic buildings nearby, but is lifted and carved away to provide much-needed transparency, breathing room and public spaces for pedestrians in this increasingly residential area.
